    In everyday Irish usage, the terms are often interchangeable. Our "granny flats" specifically refer to the mobile-home-classified cladded structures (ANGELA M, SELENE M, NICOLE M) that may be placed without planning permission in many situations. Our broader "granny flats" category includes both these mobile annexes and our larger permanent residential garden lodges, which require planning permission for full-time residential use but provide a more substantial and permanent structure.

  • Can a granny flat be moved if circumstances change?

    Our granny flat models are classified as mobile homes partly because they can, in principle, be relocated. In practice, a structure of 50–68 m² is not easily moved without specialist equipment, and relocation would require disassembly, transport, and full re-assembly. For most customers, the mobile-home classification is relevant primarily for its planning implications rather than as a practical relocation option. That said, the option does exist if circumstances require it.

  • What insulation is included in the ANGELA M granny flat?

    The ANGELA M in its insulated version features rock wool insulation within the cladding system (44 mm timber core + insulation + outer cladding), plus insulated roof and floor construction. This comprehensive thermal envelope ensures comfortable interior temperatures throughout the year, making the building practical and cost-effective to heat even in the coldest Irish months. The insulation package is the version we recommend for all customers intending full-time residential use.

  • How long does a granny flat last?

    A well-maintained timber granny flat built from slow-grown conifer with quality insulation and proper exterior treatment will provide comfortable residential quality for many decades. All our granny flat models carry a 10-year structural warranty. The key maintenance requirements are periodic treatment of exterior timber surfaces and ensuring good drainage around the foundation.
